Want to get your home noticed?  Recent surveys concluded that “homes in better condition sold for an average of 96% of the list price compared to homes in poorer condition which sold for an average of 92% of the list price,” according to Market Navigator.  Here are 3 easy and inexpensive ways to catch the eye of a potential buyer!

1) Trimming trees and bushes

2) Adding mulch to flower beds

3) New plants

Statistics show that sellers who took the time to enhance their curb appeal “received their first offer 6 days faster, sold 7 days faster for 1.23 percentage points higher in the list-to-sell percent.”

3 Tips for a Smart & Stress-Free Purchase

27 05 2011

Major money transactions are stressful. Moving is stressful. Big life commitments are stressful. Put ‘em all together, and what do you have? The home buying (or selling) process!!! Here are 3 money, mindset and calendar management strategies for buying a home, without stressing out.

1. Be prepared. Scrambling for money and documents that the lender, unexpectedly, “requires” has got to rank in the top couple of stressors that buyers experience. Avoid this scrambling by being prepared. If you are planning to buy a home down the road, consult our preferred mortgage brokers and the oldham group early on in your planning process, so you know what kind of cash you’ll realistically need to close the deal.
And have all your documents ready, too – things like divorce decrees, tax returns, updated check stubs, documentation of bills that you’ve recently paid down or off , even driver’s licenses (you wouldn’t believe the number of people who can’t produce ID when the notary needs it at the closing table!), keep all these items at the ready in case your lender requires them.
After you submit a loan application, do not make any major changes that would impact the validity of that application. No job changes, new cars until after closing!

2. Keep your timelines as flexible as possible. There many reasons for late closings but more important than knowing the causes is knowing that closing dates are not set in stone until the end is very, very near. Best practice is to plan on some overlapping days between the time you should be able to move into your next home, and the time you must be out of your current home.

3. Take the ADVICE you get from the oldham/group. A great agent can spare you a great deal of hassle. We see the home buying process day in and day out and are familiar with changes in lending, appraisals, title and local policy that can trip you up. We ask that buyers comminicate frequently so we can focus on thier specific needs and provide guidance for smooth transaction.

3 Top Hidden Costs of Owning a Home

21 03 2011

It isn’t hard to figure out what your cost of living is when you rent, but what about when you become a homeowner?  Surprisingly, there are a few costs that many first time homebuyers overlook and they can sure add up quickly!

1. Utilities:  We’re not just talking about water, cable and electricity – what about pest control, lawn service and alarm/security systems??  Make sure you’re allowing a little wiggle room each month in order to accommodate these necessary and somewhat hefty costs.

2. HOA dues:  Whether you’re a home or condo owner, the monthly rate can jump with any improvements/violations that are assessed by the HOA.  It’s important to understand the bylaws within each community and keep a copy of them for easy reference.

3. Private Mortgage Insurance – If you are not putting 20% down on a loan, you will have to have mortgage insurance.  Over the past few years, the cost for this has risen dramatically while interest rates still remain low.  Be sure to talk with your lender about each of the costs associated with a loan and your specific financial situation.

Homebuyer's New Year Resolutions

28 12 2010

1. Save for a down payment.

Although 20% down  would be ideal so you can forgo the pressures of having to have insurance for your mortgage - it’s not required.  In fact, an FHA mortgage only requires 3.5% and you can gain some good equity with this minimal amount.

2. Ensure my credit score is as good as possible before applying for a mortgage.

It won’t matter where you go, your credit will be checked.  To get started, order a free credit report to get an idea of where your credit stands.  Whatever your score, a mortgage lender will be able to give you the best advice and guidance on obtaining the lowest interest rates.

3. Find a reputable professional to help me throughout the process.

Many homebuyers try to navigate this process alone which can be extremely stressful and lead to many unforeseen problems.  By finding the right agent, you’ll have someone who will represent your best interests in every way.  Moreover, the buyer representation service is at NO CHARGE to the buyer and is customarily a fee paid for by the seller.

4. Take a homeowner’s course that will prepare me for the responsibilities that come with a mortgage and a new home.

There are many courses conducted by the state; however, The Oldham Group offers a free homebuyers’ session for all its clients every 3rd Thursday of each month.  You can easily email our team for more information by contacting info@oldhamrealestate.com.

Facts about Retirement

16 12 2010

Two major retirement studies were published this month - they gave a compelling look at the state of individual Americans’ retirement planning. The first determined that the average person relying on their 401(k) as their primary retirement source will have to wait until age 73 to retire comfortably. The other claimed that the “average American” has saved less than 7% of what they need for retirement. For example, respondents aged 50 to 59 have secured only about $29,000.

What’s most interesting is that many of the respondents weren’t sure how to determine the amount of money they need to save for retirement… and knowledge is half the battle.

You are never too young or too old to start taking better control of your financial future.  For more information about successful planning tips, contact The Oldham Group at info@oldhamrealestate.com or call (512) 531.2904.
