Homebuying Tips – Top 3 Things to Know about a Neighborhood

Before you set out on the long-awaited and highly anticipated search for a new home , it will be important for you to review the neighborhoods you’re interested in.  As you’re scouring the internet, it’s amazing how nice the homes look, right?….the spaces are large, the interior pristine and the neighborhood…wait, there’s no information about the location?!  Ta-dah, here is your next move!  Take some time to review an Austin neighborhood guide and our top 3 tips:

1.  In relation to my ”work, the store, schools, park, places to eat, the gym” (whichever ones are important to you), how long is the commute and can I deal with that number?  As most of you know, the traffic congestion in this city is horrible which, of course, is a tradeoff for the wonderful lifestyle you can pursue.  Whichever area you are considering, drive it during rush hour and see how you feel.

2.  Everyone has the desire to live in an area that appreciates their lifestyle – so, if you desire downtown condo living or a master planned community for famillies, what does that entail?  Do your research.  If you’re wanting to be within walking distance of many common conveniences, keep in mind how that affects your housing options…you’ll probably be looking at condos versus 3,000 sq/ft homes.  The expertise of a realtor can be extremely valuable throughout this part of the process.

3.  Go by the area at different times of the day/week to see how the neighborhoods changes.  A sunny afternoon on Sunday could look and feel totally different from a dark evening on a Thursday.  Is there lots of traffic?  Do the neighbors have any privacy or is everyone congregating in the street?  Is it loud or extremely quiet?

Here We Goooooo People – Austin Ranked Highest for Economic Recovery

It was almost too coincidental, I walk into the office this morning and it’s just like every other day the past two weeks.  The phone is ringing off the hook, the printer is always out of paper and my Outlook can’t keep up with the massive amount of emails back and forth.  Yes, the real estate industry is moving! And, quickly!

So it couldn’t have been more perfect timing when I see the Austin Business Journal’s latest article reporting the Brookings Institution ranking on the best cities for an economic recovery.  Based on the analysis of 150 cities, Austin was ranked 26th for “best economic recovery worldwide,” this was the highest ranking of all U.S. cities.

This report designated three main indicators that would determine overall ranking:  1) employment growth, 2) per-capita gross value added, 3) income per person.

“It was estimated that Austin has grown 3.2 percent between 2009 and this year, while income has escalated about 2.7 percent,” as reported by the ABJ.

Austin Thanksgiving Day Planner

Start off this special day either participating or watching the 20th Annual Turkey Trot sponsored by Thundercloud Subs. It’s not too late to register, go to Turkey Trot Race Info here!  Five mile race starts at 9:30am.  

If you prefer to cozy up with your sweetheart or visit with family, catch the 84th Macy’s Thanksgiving Day Parade. This exciting holiday tradition boasts more than 3.5 million onlookers who line the New York City streets as well as 50 million people who tune into NBC for coverage. The parade will air from 9am-noon (all time zones).

However, if you’re in the mood to try something different, go to Operation Turkey at Bikinis Sports Bar & Grill. Since its start in 2000, this organization has lent a helping hand to thousands of homeless people in Austin.  They need volunteers to cook, sort donations and package food into to-go containers.  Make a difference by registering at Get Involved Austin. Organizers ask that people show up around 9:00-9:30am.

 If you’re a football fan, who would forget the Texas vs. Texas A&M game @ 7:00pm.  Want to add a little twist to the festivities?  Enjoy a Thanksgiving meal with all the fixin’s while enjoying the game at Alamo Drafthouse Ritz.





Despite Public Speculation, DT Condos Selling Fast

Although resales have declined through September, the condo market is moving fast and furious.  According to Travis County data, there were at least 30 closings on downtown condos for October and at least 21 of them were at the 3 latest downtown condo buildings:  Four Seasons Residences, Spring Condominium and The Austonian.

These numbers come out better than most local economists had projected.  In fact, ”real estate experts have been waiting to see more transparent data on the newer condo buildings to see whether higher-priced condos could sell at a time when people are facing challenges obtaining financing or are holding back on buying,” as reported by the ABJ.

“Courtney Oldham of The Oldham Group-Keller Williams Realty has marketed and shown condos at Barton Place near Zilker Park.  She said the limited supply is a selling point because the market wasn’t overbuilt,” according to the ABJ’s latest article on condo sales. 

“I don’t think that anyone has a crystal ball on when the market will start to increase again, but we are poised to come out a lot faster because there’s just not a lot of supply,” Oldham said.

Admission is free and every trailer has at least one item to sample for $3 or less.

Some of these items I have enjoyed before, while others I decided I must try after cross referencing other blog posts and Yelp reviews. Stop 1. The Peached Tortilla: Banh Mi Taco ($3)

Vietnamese braised pork belly, pickled daikon and carrot salad, sriracha mayo and cilantro on your choice of a flour or corn tortilla (If only they were serving it on their Hawaiian Sweet Bread as a slider).

Stop 2. Cutie Pies: Betty Lou’s Award Winning Buttermilk Pie ($3)

I don’t know who Betty Lou is but I don’t doubt her melt in your mouth Buttermilk Pie has won many awards. You will certainly find me in line for this one.

Stop 3. The Mighty Cone: Chicken, Avocado or Shrimp Cone – ($3) -

When I think of trailer food, The Mighty Cone is the first thing that comes to mind. I usually live off of this staple at ACL and see no reason to leave it off the list (especially if you haven’t tried it). Breaded chicken, avocado or shrimp wrapped in a tortilla and topped with mango-jalapeño slaw and ancho sauce served in a paper cone. Vegetarians can opt for the avocado which I can attest is very tasty.

Stop 4. Kate’s Southern Comfort: Crawfish Pie ($3)

Kate says she serves up Southern hospitality in all of her dishes and I plan on sampling the Crawfish Pie. A flaky pastry filled with spicy crawfish etoufee sounds like cajun goodness to me.

Stop 5. The Jalopy, Rotisserie and Press: The Original Rotisserie Chicken Sandwich ($3)

The owner Nic slow cooks the rotisserie chicken in all the menu items overnight to give it a high quality flavor. This rotisserie chicken sandwich with demi and onion marmalade is the original but one of many rotisserie based creations on their menu.

Rollingwood City Council Bans Short Term Leases

It recently came out in the news that the Rollingwood City Council put a ban on any leases with a term of less than 30 days to the surprise of many residents.  Although, short-term rental options have become more common in Central Texas, in particular with local Austin events such as Austin City Limits, there was little discussion about the matter.

It was immediately ruled that “short-term rentals’ “attendant traffic, parking, noise, litter, and influx of non-residents” are incompatible with residents’ expectations of a residential atmosphere.”  The city council is supposed to serve in the best interests of its constituents, but more than a few are feeling “short-changed” with the lack of communication and discussion on the subject.
