The home buying (or selling) process!!! Here are 3 money, mindset and calendar management strategies for buying a home, without stressing out.</p>
<p>1. Be prepared. Scrambling for money and documents that the lender, unexpectedly, &#8220;requires&#8221; has got to rank in the top couple of stressors that buyers experience. Avoid this scrambling by being prepared. If you are planning to buy a home down the road, consult our preferred mortgage brokers and the oldham group early on in your planning process, so you know what kind of cash you&#8217;ll realistically need to close the deal.<br />
And have all your documents ready, too &#8211; things like divorce decrees, tax returns, updated check stubs, documentation of bills that you&#8217;ve recently paid down or off , even driver&#8217;s licenses (you wouldn&#8217;t believe the number of people who can&#8217;t produce ID when the notary needs it at the closing table!), keep all these items at the ready in case your lender requires them.<br />
After you submit a loan application, do not make any major changes that would impact the validity of that application. No job changes, new cars until after closing!</p>
<p>2. Keep your timelines as flexible as possible. There many reasons for late closings but more important than knowing the causes is knowing that closing dates are not set in stone until the end is very, very near. Best practice is to plan on some overlapping days between the time you should be able to move into your next home, and the time you must be out of your current home.</p>
<p>3. Take the ADVICE you get from the oldham/group. A great agent can spare you a great deal of hassle. 			<content:encoded><![CDATA[<p>It isn&#8217;t hard to figure out what your cost of living is when you rent, but what about when you become a homeowner?  Surprisingly, there are a few costs that many first time homebuyers overlook and they can sure add up quickly!</p>
<p>1. Utilities:  We&#8217;re not just talking about water, cable and electricity &#8211; what about pest control, lawn service and alarm/security systems??  Make sure you&#8217;re allowing a little wiggle room each month in order to accommodate these necessary and somewhat hefty costs.</p>
<p>2. HOA dues:  Whether you&#8217;re a home or condo owner, the monthly rate can jump with any improvements/violations that are assessed by the HOA.  It&#8217;s important to understand the bylaws within each community and keep a copy of them for easy reference.</p>
<p>3. Private Mortgage Insurance &#8211; If you are not putting 20% down on a loan, you will have to have mortgage insurance.  Over the past few years, the cost for this has risen dramatically while interest rates still remain low.  Be sure to talk with your lender about each of the costs associated with a loan and your specific financial situation.</p>

			<content:encoded><![CDATA[<p>Two major retirement studies were published this month - they gave a compelling look at the state of individual Americans&#8217; retirement planning. The first determined that the average person relying on their 401(k) as their primary retirement source will have to wait until age 73 to retire comfortably. The other claimed that the &#8220;average American&#8221; has saved less than 7% of what they need for retirement. For example, respondents aged 50 to 59 have secured only about $29,000. </p>
<p>What&#8217;s most interesting is that many of the respondents weren&#8217;t sure how to determine the amount of money they need to save for retirement&#8230; and knowledge is half the battle.</p>
